There is an old myth regarding radon gas in Clifton Park NY: My home doesn't have radon gas because we have sandy soil.  The truth is, radon gas is everywhere in the environment and I have seen plenty of homes in and around Clifton Park NY test with high levels of radon gas.  So, please don't leave anything to doubt, if you are buying or selling your home please have a radon test completed.

Here is an FAQ list to help answer some common questions:

Q: What is Radon?

Radon is a naturally occurring gas which is part of the air that we all breathe every day. It is present in all homes. You cannot see, smell or taste Radon and the only way to determine if unsafe levels of Radon exist in your home is to perform a test.

Q: Where is Radon Found?

The major source of Radon in high levels is in the soil and bedrock surrounding and under the house. Radon is found all over the United States and around the world in varying concentrations.

Q: What levels are too high?

Radon is measured in pico-Curies per liter (pCi/L) of air. A pico-Curie is a measure of the amount of radioactivity of a particular substance. The level of Radon in outdoor air is about 0.4 pCi/L. The average indoor Radon level is about 1.3 pCi/L. The EPA has established 4.0 pCi/L as the action level for Radon in homes, schools and workplaces.

Q: What are the health risks?

Almost all scientists agree that Radon is a health hazard to humans and that it causes lung cancer, however the exact risk calculation and the action level usually raise debate. The EPA has declared Radon to be a "Class A Carcinogen," which means that it has been shown to cause cancer in humans.

Q: How does Radon get into homes?

Radon is a soil gas that typically moves up through the ground to the air above. Air pressure inside a home is usually lower than pressure in the soil around the home's foundation. Homes draw Radon in through dirt floors, hollow-block walls, cracks in the foundation floor and walls, and openings around floor drains, pipes and sump pumps.

Q: How much will it cost to fix my Radon problem?

Cost are dependent on your needs. Generally, radon testing will cost around $125 and if mitigation is needed, the cost is approximately $1,200 to $1,600.

The real estate market in Clifton Park NY is starting to heat up with spring just around the corner.  Everyone knows that spring is the busy season and and when the sun starts setting a little later everyday, people start thinking spring and they start thinking about buying a new home or maybe even their first home!!!

Clifton Park NY Homes

As the busy season approaches, Clifton Park NY buyers should start their search by consulting a professional REALTOR to get a better understanding of the best way to search for their dream home.  In my experience, I've seen too many first time buyers start their search randomly and consequently they confuse themselves and find it hard to make a decision.  A Clifton Park REALTOR can help you understand an efficient way to search so you are not wasting a lot of time driving around and never narrowing your list to a few communities to consider.

Once you've narrowed your search, then ask your REALTOR for a complete list of all homes that are in your price range.  Start reviewing these homes by driving through the neighborhoods.  This will also help you narrow your search since each neighborhood offers a little something different.  Are you looking for sidewalks, parks, and common areas?  Or, are you looking for something a little more private with larger lots and plenty of trees between you and the neighbor?

Clifton Park NY Homes

After narrowing your search to a handful of neighborhoods, then set up some appointments to go see a few homes firsthand.  You might be surprised what $300,000 will buy you in one part of town versus another.  This is where the real fun starts; finding different homes, each with something to satisfy your wants and needs.  Then all you have to do is wait until the right one comes on the market.  Not to worry though; even if you aren't 100% sure what you want, you'll know it when you see it.  It will feel just like you are home.

Negotiating your Clifton Park NY purchase and helping you every step of the way is what I love to do.  So, if you need help in Clifton Park NY or the surrounding communities, please be sure to give me a call and see how I can help you today.

Clifton Park NY - "We live too far north for termites!"

Clifton Park NY - "We live too far north for termites!"

I hear this all the time.  Unfortunately people associate termites with warm weather climates.  Subterranean termites are the most common and widely distributed termite in the US.  They are commonly found in all Midwestern and Eastern states as indicated below.

Clifton Park NY Termite Map

Termites are a serious economic pest causing millions of dollars of damage throughout the areas where they are located. It is estimated that more than 1 in 5 homes in high activity areas have been or will be attacked at sometime by these little insects.  So, when purchasing a home, please use the services of a Certified Pest Inspector to help insure your new home is termite free.

Clifton Park NY - Recycle Me Please!!!

Clifton Park NY Go Green

I don't consider myself a "tree hugger" but I try to be a good steward of our natural (and un-natural) resources.  Often times I may have something I consider junk and in years past I would have simply thrown it in the garbage can.  Now, I think twice.

For example, last year I removed some wooden lattice work from the bottom of my deck and replaced it with 1x4s.  Instead of just throwing the lattice in the garbage, I posted it on the FREE section of craigslist.com.  I got 7 legitimate emails from people who wanted it.  Many of them had camps up north and they only needed a little for their decks.

Three years ago I cleaned out my basement.  I'm the kind of guy that always saves the boxes and packing material from electronic equipment.  While cleaning up, I amassed a HUGE pile of polystyrene.  This is the "Styrofoam" that TVs, computers, radios, and all sorts of electronic things are packed in.  I had enough to fill up 4 cardboard boxes that large TVs come in.  Now that is a lot of polystyrene to throw in a landfill!!!

Clifton Park NY Recycle

After extensively searching the Internet and calling a couple of local garbage collection companies, I couldn't find anyone that would take it for recycling.  Then it dawned on me; the local mail and shipping store BUYS this sort of stuff to sell, so why not ask them if they would re-use it.  They were happy to take it and use it for shipping material.

So, help the environment and help a local business by saving and donating your used polystyrene, packing peanuts, and bubble wrap.  Thank you!!!

Clifton Park NY Restaurants

Chipotle Mexican Grill opens its' newest location in Clifton Park Center Mall

Chipotle Mexican Grill prides itself on the the importance of how their ingredients are grown and raised not just what they cost.  This means better tasting tacos and burritos for you.  It means encouraging growers to pursue humane and healthy practices, and rewarding farmers who choose quality over mass production.  It means new and higher expectations about what we consume every day.

Clifton Park NY Chipolte Grill

The opening day was bustling, with a line out the door.  Considering the temp was about 15 degrees and a howling wind, I think this demonstrates the need for establishments with this level of quality in their products in and around Clifton Park.  Stop by and enjoy!!!

Clifton Park NY Public Library - It's Better Being Green

Clifton Park NY Public Library

A Model of Environmentally-advanced Architecture

When the Clifton Park-Halfmoon Public Library Board of Trustees first sat down with the architects to design the Library, they were presented with a unique opportunity; to become a model of environmentally-advanced architecture in New York State and the Country.

With the guidance and expertise of architects Woodward, Connor, Gillies, & Seleman and aided by a grant from the New York State Energy Research and Development Authority (NYSERDA), a comprehensive effort was launched to design and build with the environment foremost in mind.

Designing and Building "Green"

RecycleWhat does it mean being "green"? It means designing, building and operating the 55,000 sq. ft. facility with minimum impact on the environment, the chance to reap energy savings in the millions of dollars, a healthier indoor environment for residents and staff, in addition to gaining national recognition as a leader in environmental responsibility and education. Practically everything in the Library has been selected with the environment in mind; from the regionally-sourced masonry and structural steel forged from scrap metal, to the window wall that allows extensive use of daylight, to carpets made from bio-based fibers, recycled tires and plastic, to counter tops made from recycled metal and resins.

LEED® Certification

The Library has received certification as part of the U.S. Green building Council's Leadership in Energy and Environmental Design (LEED®) Program. It required documenting and committing to a wide range of measurable actions covering the design, construction and operation of the Library.

Be sure to visit them online at cliftonparklibrary.greentouchscreen.com to find out more about all the "Green" features that make the Library a model of leading-edge, environmental architecture.
