I have a listing that is located in Clifton Park NY.  This town is well known for having low levels of Radon.  Last year I had a buyer that purchased a home here that was part of an estate and had been vacant for over 6 months.  Even with all this inactivity, it only posted a 4.2 pCi/L.  Needless to say, the sellers re-tested and the new reading came in at 3.5 pCi/L so the average was under 4.0 and we were not able to get a credit at closing.  Below is a map of NYS, click on it and you'll be directed to the NYS Dept of Health Web site regarding statewide radon levels.

Anyway, back to my recent Clifton Park NY listing.  The buyer just finished their test and it came in at 9.7 pCi/L!!!  This goes to show you that no matter where you live, get your buyers to pay for the test (about $100 - $150 in the Clifton Park, NY area), it is WELL worth it and the inspector is there anyway!!!

Well, as it turns out, this listing is my next door neighbor's so I just got my test results back and it came in at 4.8 pCi/L.  I'm not overly concerned with this level, but plan to take steps to help minimize it in my basement.

Lewis,  We always recommend our buyers test for Radon in Atlanta.  We seem to have some pockets of it here.  I thought there was a lot more in the NE, but that might be New England.  When I first got a reading in the 9's for a buyer, I was very concerned.  The inspector put it in perspective that he has heard of readings as high as 200.  (Now, I still think 9 is not so good, but perspective is everything!)  As a side note, I also felt that I needed to tell the home manager (who was pregnant) about the radon test   I was representing the buyers, but talked to the listing agent and felt we needed to tell them.  Her OB told her to move out immediately.  So, it always pays to be careful.  All the best, Michelle

A lot of people think that because we don't have basements here in Florida they don't need to test for Radon...this is FALSE!  Our homes are built with concrete block (same as a basement).....

The only way to know the radon concentration in a house is to test the house. You can generalize somewhat (e.g., "This neighborhood usually tests between 6 and 10." or "That neighborhood usually tests above 20.") but you should not decide not to test a house based on the results of neighboring houses. The radon concentration in a house is based on a number of factors, primarily the source below the house, the geology below the house, the pressures inside the house, etc. These factors can vary greatly from one house to another and can result in vastly differently radon test results for neighboring houses.
